A new community is taking shape along the Guadalupe River down the road from the Whitewater Amphitheater in New Braunfels.
Called Oxbow on the Guadalupe, the 78-acre gated development is home to 57 single-family lots, 22 of which are on the river’s banks. All the lots are over an acre. Being developed by Will Korioth, general partner of the Whitewater Amphitheater, lots are being sold individually and will range from $89,000 to $425,000. Korioth said buyers can use any homebuilder they want, though designs will be restricted by the community’s board committee and design guidelines.

“I do think it will be the most restricted design guidelines in the county, but not over the top,” Korioth wrote.
With the lot sizes in place, Korioth said home sizes will likely range from 2,200 to 4,500 square feet. He also said an Austin homebuilder, whom he declined to name, has approached him about buying all 35 interior lots. The community is in Comal County, which boasts one the area’s lowest property tax rates, and will feed into the Comal County School District. Besides its proximity to the Guadalupe River, the Whitewater Amphitheater, Canyon Lake and Gruene, the community will also have a riverfront pool and pavilion.

The development team is awaiting final platting approval by the county, which is set for May 23. Austin-based Pharis Design is the landscape architecture firm handling design guidelines and the project’s overall layout, while Big Red Dog has been hired for engineering services.
