Project Spotlight: The Bond

In Northwest Austin, where employment centers, entertainment districts, and transit continue to fuel rapid growth, The Bond demonstrates how thoughtful redevelopment can transform underutilized land into a vibrant residential destination. The four-story, 341-unit luxury multifamily community reimagined a former industrial site at 10300 Metropolitan Drive, creating modern housing just minutes from The Domain, Q2 Stadium, the CapMetro Red Line, and some of Austin's largest employers.

WGI was proud to partner with the project team by providing integrated engineering and transportation services that helped bring this redevelopment vision to life. Through multidisciplinary collaboration, our team supported the project from early planning and permitting through construction, helping create a community designed for long-term functionality and connectivity.

Reimagining an Industrial Site for Modern Living

As Austin's North Burnet corridor continues to evolve into one of the city's premier mixed-use districts, redevelopment opportunities require more than simply constructing new buildings. Former industrial properties must be carefully evaluated, redesigned, and integrated into the surrounding transportation and utility networks while meeting the expectations of today's residents.

The Bond embraced this challenge by transforming an aging industrial parcel into a contemporary apartment community that complements the surrounding neighborhood. Its location allows residents to walk, bike, drive, or take transit to nearby employment centers, restaurants, retail destinations, parks, and entertainment venues, creating a lifestyle centered on accessibility and convenience.

Integrated Engineering from Concept Through Completion

Working alongside Cypress Real Estate Advisors, GFF Architects, TBG Partners, B2 Architecture + Design, utility providers, and the City of Austin, WGI delivered a multidisciplinary approach that aligned infrastructure, building systems, transportation, and site development into one coordinated strategy.

Our services included:

Civil Engineering & Site Development – WGI designed grading, drainage, stormwater management, utility infrastructure, water quality facilities, and public improvements while leading site development permitting and providing construction administration throughout the project.

Transportation Planning – Our transportation team evaluated traffic operations, site access, multimodal mobility, and pedestrian, bicycle, and transit connectivity to ensure the development integrates seamlessly with the surrounding roadway network and nearby transit options.

Structural Engineering – WGI designed the structural systems supporting the four-story wood-framed residential building and multi-level parking structure, delivering efficient solutions that balance durability, constructability, and long-term performance.

MEP Engineering – Our MEP team designed the building's mechanical, electrical, and plumbing systems, coordinating HVAC, electrical distribution, lighting, plumbing, energy compliance, and life-safety requirements to support resident comfort and operational efficiency.

By bringing these disciplines together under one team, WGI helped streamline coordination, reduce project complexity, and support efficient project delivery from design through construction.
